THE SITE

The site is agricultural land that is approximately 15.9 hectares in size and is located on the northern edge of North Walsham. The site is bounded by Paston Way as well and the B1145 to the west and Little London Road to the north, with existing residential properties and North Walsham town situated to the south of the site.

The Vattenfall power cable that connects to the Norfolk Offshore Wind Zone (also known as Norfolk Vanguard & Norfolk Boreas Offshore Wind Farms) runs through the north west corner of the site. We are aware of this cable route and no development is proposed within the easement for the cable.

A Flood Risk Assessment has been undertaken and the land is within Flood Zone 1 which has the lowest risk of flooding.

An Ecological Appraisal has been undertaken and found that the habitats on-site have low overall ecological value with the capacity for the development to retain existing hedgerows and trees with the opportunity to provide net-gains for biodiversity.

The land is not designated for its landscape or heritage value and its character is influenced by existing housing that sits as part of the changing character of the urban – rural fringe of the town.
