THE PROPOSALS

We are proposing a new residential development of up to 330 dwellings with elderly accommodation, to provide a range of housing to cater towards the local housing needs of North Walsham and the wider district. The proposals are designed to meet the Council’s emerging Local Plan policies.

Key elements of the proposals :

  • Provision of 330 homes consisting of a range of house types and sizes, including provision of affordable housing compliant with the emerging policy in the North Norfolk Local Plan 2016-2036. Additionally, there will be the provision of smaller starter homes as well as an elderly care accommodation within the site.
  • Retain and enhance existing Public Rights of Way including accessibility to Paston Way, and provide additional pedestrian routes throughout the site, connecting the built up area of North Walsham with the countryside through safe pedestrian and cycle linkages.
  • Open private land to the community through the creation of high-quality open space, which is connected, green, and provides areas of play for children. Furthermore, there will be the provision of allotments within the site for local residents to use.
  • The primary access will be taken from the B1145 through the creation of a new access into the site which will provide a safe route for road users, pedestrians and cyclists. A secondary vehicular access is proposed into the site is from Mundesley Road, which will be used for local access into the site. A bridge will be created crossing Paston Way to link the site to the B1145, to ensure Paston Way is retained and not adversely affected by the development. A pedestrian and cycle link will connect to the site from Acorn Road.
  • Existing vegetation will be retained where possible, with additional planting of hedgerows and trees to enhance the local ecological network and biodiversity, with sustainable drainage systems provided for surface water drainage management.

The Benefits


  • Contribution towards the district’s housing requirement with 330 new homes proposed. This will include affordable housing provision for social rent and shared ownership, including first time buyers, and elderly care accommodation
  • Provision of new safe primary access from the B1145 to serve the development, diverting construction and future residential traffic from Mundesley Road
  • Opportunities for biodiversity retention and enhancement, as well as habitat creation
  • Proposed and enhanced Public Rights of Way connecting North Walsham to the open countryside
  • Well designed, landscaped spaces with areas of play
  • Provision of new sustainable drainage features to maintain greenfield water runoff rates
  • Contributions towards local infrastructure to be secured via a S106 legal agreement
