ANSWER :Up to 330 new homes with elderly care accommodation are proposed, including a policy compliant level of affordable housing at 15% or approximately 50 homes. There will be a range of housing sizes proposed from starter homes through to family sized houses.
ANSWER : The NNDC Local Plan was examined by an Inspector between January and March 2024, who concluded that there is a need for the provision of 557 dwellings per year, rather than the previous 480 dwellings per year that NNDC anticipated. To address the shortfall, the Inspector has advised that the emerging Local Plan is amended to increase the housing provision by at least 1,000 new homes to be delivered across the duration of the Local Plan period to 2040.
This site will be able to deliver a meaningful contribution towards the additional housing requirement, in an area of the district which is not constrained by coastal erosion, nutrient neutrality, or the North Norfolk National Landscape.
ANSWER : The majority of traffic will be serviced through the proposed new access from the B1145, diverting traffic away from Mundesley Road. A secondary access will be provided to allow for connectivity into North Walsham for a smaller portion of dwellings.

ANSWER : It is proposed that a new bridge will be created to cross Paston Way which would enable it to be retained as a public right of way.
ANSWER : Ecologists have undertaken surveys of the site to establish the level of biodiversity and habitats currently present on the land. Small parts of hedgerows will required to be removed to allow for access, but any removal or harmful impacts will be mitigated against, to provide an overall gain in biodiversity.
ANSWER : Safe and attractive public right of way (PROW) connection to the Thanet Parkway station and along Cottington Road to connect to the wider PROW network west towards Brook Lane and Minster. Extensive provision of public open space, accessible for existing residents of Cliffsend, including an attractive space to enjoy the St Augustine Cross. Play areas are provided across both developments and a community orchard is proposed within land south of Cottington Road.
ANSWER : To support any future submission of a planning application, our flooding and drainage consultants will prepared a Flood Risk Assessment which will subsequently be reviewed by the Local Lead Flood Authority.
ANSWER : Through these proposals, there will be provision of affordable homes, use of land for high quality open space for use of existing and future residents, enhanced pedestrian footpaths and cycle paths between North Walsham and the Countryside and enhancements to biodiversity and wildlife.
